Acquired in 2017, this underutilised office building had been occupied by the NHS for a number of years. Following an early lease surrender, Sterling worked with its professional team to reposition the building and reconfigure the upper floors into self-contained offices suitable for modern ways of working.
Despite its poor condition, 207-215 had enormous potential for design-led office spaces aimed at creative tenants. The refurbishment created duplex units on the ground and lower-ground, and third and fourth floors to attract tenants looking for longer leases.
As part of the refurbishment, a stone facade was added to the ground floor and private terraces were added to the second and fourth floors. The windows were replaced and new skylights were fitted to the rear of the first floor. Inside, new wooden floors were laid throughout, which were complemented by specialist light fittings designed by our architecture partners, Stiff + Trevillion. Additionally, a timber-lined reception space was created, complete with a new lift and restored original staircase.
Fully let within four months of completion, it was sold shortly after. 207-215 occupies an enviable King’s Cross position, minutes away from the area’s new dining and shopping developments, including Coal Drops Yard, with easy access to the Eurostar, Elizabeth Line and six London Underground lines.
