Dating from the 1990s and previously owned by the NHS, number 27 commands the corner plot of Provost Street. Divided into commercial units from the ground to second floors, the building also houses loft-style residential apartments above.
Acquired in 2016, Sterling completed a comprehensive refurbishment in-house, repositioning the office floors and entrance to add a greater sense of presence. The renovation also included the creation of a new double-height reception area, an interconnected staircase, a void between the ground and first floors and a private terrace to the rear of the ground floor. It now sits within Sterling’s long-term income portfolio.
The high ceilings and large south- and east-facing windows create bright spaces, complemented with new parquet flooring and specialist light fittings that nod to the area’s industrial past. Since completion, Sterling has worked with Whitepaper to further update the furnished and fitted office floors in line with tenant requirements.
Positioned close to Old Street roundabout, the building’s exterior blends old and new, reflecting the ongoing regeneration of the borough. Originally an industrial centre, its Victorian and Edwardian warehouses and factories are now home to galleries, design studios, advertising agencies and the UK’s growing tech and startup sectors.
