Well-located on a prominent corner, Number 38 is a single property with Georgian-style townhouse frontages and a curved, rendered 1990s facade that give the appearance of separate structures. This unusual construction gave the building enormous potential for creating a distinctive presence on the street.
Working with Stiff + Trevillion, the external elements of the building were harmonised with a dark grey finish, fresh white detailing and refurbished wooden sash windows to create a confident and unified building. The dated entrance was modernised with a strong timber door and off-set property number. Inside, the fabric of the building was fully updated and the ground and lower ground floors were connected more intuitively. Influenced by townhouse and industrial design elements, the finishes have stood the test of time.
More recently, Sterling has provided fully fitted units to cater to the demand for smaller floorplates.
Sitting within Sterling’s long-term rental portfolio, Number 38 occupies one of Farringdon’s most well-connected corners. Within easy reach of Farringdon station and King’s Cross St. Pancras, it’s also minutes from the independent restaurants, bars, cafes and cultural offerings of Clerkenwell.
