Number 22 combines three buildings, including a historic print warehouse and garage, creating an architecturally unique site with the scale and flexibility to operate as a single headquarters or two self-contained units.
Comprising 22-26 Vine Hill, 14 Rosebery Avenue and 7 Warner Yard, which were all in poor condition, this acquisition was made with the intention of developing a singular offering in an excellent Farringdon location.
The refurbishment was completed in 2024, alongside partners Buckley Grey Yeoman Architects, HTS, Spring Planning, Storey and GDM. These works involved complex structural work to unite the separate buildings into one coherent whole, while preserving the distinct character of the individual spaces. Two striking entrances were created along with two external courtyards, which provide a sense of privacy away from the busy surrounding streets.
Double-height vaults form the underside and structure of the Rosebery Avenue bridge, creating one of the building’s most dramatic elements. Large windows and circular skylights were introduced to further increase light in the space. Specialist joinery was installed throughout the building, balancing modern, Scandinavian-style finishes with the original Victorian features, to give the building a distinctive identity.
Number 22 remains an owned, income-producing asset for Sterling and is now occupied by a digital agency and premium lighting studio – a testament to the site’s adaptable make-up. It sits within easy reach of Farringdon station and the Elizabeth line, close to both Leather Lane and Exmouth Market, at the heart of one of London’s most historic and well-linked areas.
