Acquired speculatively in 2023, this 1980s office building presented a complex challenge which Sterling approached with consideration and care. This site did not come with planning consent, extended to the public highway and adjoined the oldest synagogue in the country which had established rights of light and its own planning considerations.
Working closely with representatives from the City of London and the synagogue throughout, as well as AHMM, DP9, HTS, IN2 and Point 2, the project was managed sensitively and proactively, resulting in planning consent in under six months. This covered the change of use and the construction of an additional storey that would house 24 high-quality serviced apartments above 3 retail units on the ground floor.
The new building design, developed with AHMM Architects, was considered and in keeping with the surroundings. A bronze aluminium dormer-style extension mirrors the new windows and ground-floor frontage, while perforated screens to the rear apartment windows balance design and privacy. A new Portland stone arch was constructed to provide a respectful and sympathetic entrance to the neighbouring synagogue.
A serviced-apartment operator was brought in as a partner from the outset, ensuring the entire building was pre-let on long-term leases prior to completion. It now offers an excellent City of London address. Its close proximity to Liverpool Street, with connections to the Elizabeth Line and Stansted Airport, places London and international destinations within easy reach.
