Livonia Street was once the site of seven Georgian terraces that were home to a community of master craftsmen, including painters, plasterers and carpenters.
Due to complete in late 2026, the building will be transformed by a project team led by Sterling in collaboration with Page Architects. Significant structural enhancements and extensions will expand the building to 18,500 sq ft, with best-in-class offices ranging from 2,000 to 4,000 sq ft.
Every detail of the refurbishment has been carefully chosen to bring a sense of calm luxury to the existing 1960s building. Throughout, the interiors will blend craft and quality, echoing the street’s artistic legacy. A beautifully designed reception sets the tone for the rest of the office interiors, which will feature a natural, earthy palette of pale woods and white marble worktops with cream fluted tiles. Light-filled meeting rooms will be accented with parquet flooring and dark maroon fixtures and furnishings. The building will be completed by a mural in the connecting underpass, commissioned through an artist competition. With this, a spirit of craft and artistry will live on in London’s famed creative quarter.
