One of the last original Victorian warehouses in the area, 34-38 Provost Street had been the location for a coffee merchant and a tobacco factory. Evidence of this past lingered in the fabric of the building – the rooms still carried the warm scent of tobacco when Sterling first took possession.
Despite the building’s poor condition, development was completed within just 15 months of acquisition. Working with Anomaly Architects, Sterling extended the site by two storeys, blending new anodised metalwork with the original brickwork, which was carefully treated to preserve its character. Key to the project was the refurbishment of the existing timber joists while maintaining the single-core building structure.
The work celebrated original features, combining them with modern amenities. New versions of the external factory doors were designed and fitted to preserve an authentic look and feel while ensuring safety and security. A feature staircase was created between the ground and lower ground floors, a feature was made of the exceptional 4-metre-high ceiling on the ground floor and contemporary full-height glazing was added throughout. The space was finished with feature tiling and brass and iron detailing, echoing the site’s industrial origins.
Situated close to Old Street roundabout, Provost Street’s modernised industrial buildings now house a variety of businesses and residential properties. Despite being tucked away from the bustle of busier streets, it sits at the heart of this creative quarter, in easy reach of independent bars and restaurants as well Old Street, Angel and Hoxton stations.
The building was sold off-market to a private investor shortly after practical completion and they were able to achieve record rents for a building of this size in this location.
